The developer or building offered to fix the defects if the association’s board signs a waiver. What should we do?

When builders offer to do repairs they often condition those repairs on the association signing a release or a waiver of some kind. Typically they want a very broad release or waiver that waives all claims that may exist in the project. There’s nothing wrong with doing that per se, however before you sign away all of your rights, you need to make sure that you’ve done a thorough enough investigation that you know what problems that you have, what problems may be hidden and not apparent yet and that you get repairs to all of those components as part of the signing the release.
